Adverse credit
There's more to you than your credit history
A less-than-perfect credit history doesn't have to mean the end of your homeownership plans. I work with lenders who take a more flexible approach, looking beyond your credit score to understand your full situation.
Understanding adverse credit
Adverse credit can cover many different situations, from missed or late payments to defaults, CCJs, IVAs, or even bankruptcy in your past. While these events stay on your credit file for several years, it doesn't mean lenders won't consider you. The key is knowing which lenders are open to applications and how to present your case in the best light. That's where I can help.
How I can help
- An honest assessment of your current position
- Access to lenders who consider more than just your credit score
- Guidance on deposit requirements and affordability
- Clear explanations of fees, rates and criteria
- Support throughout the application process
Things to consider
- Deposit size: many lenders may ask for a larger deposit, often 15 to 25%, to reduce their risk
- Interest rates: rates may be higher than standard mortgages, though this can improve over time as your credit record rebuilds
- Eligibility: the type and age of the credit issues will affect which lenders are available to you

Improving your position before you apply
Small, practical steps can make a real difference over a few months: registering on the electoral roll, correcting errors on your credit file, reducing card utilisation, and avoiding new credit applications shortly before a mortgage application. I'll talk you through what's realistic for your timeline.
